Terms & Conditions
These terms apply to the use of an online platform that facilitates short-term property rentals. They govern the agreement between the platform provider and the users (the Platform Usage Agreement), as well as the rental agreements made directly between users (the Rental Agreement). The platform reserves the right to modify these terms. Users will be notified of any changes and have six weeks to object. If a user objects, their account may be terminated.

- Platform: The online service that connects property owners with people seeking temporary rentals.
- Service: The act of brokering temporary rental agreements for various properties.
- User: A general term for anyone using the platform, including both owners and renters.
- Booker: A user who offers their property for rent. Owners must be legal adults or recognized legal entities.
- Renter: A user who books a property from an owner.
- Property: Any real estate (e.g., house, apartment, office) and its contents that an owner lists on the platform.
- Permitted Use: The specific purpose for which a property is rented, such as for photo& video shoots, workshops, or events.
User Registration and the Platform Agreement
Owners must register and submit an application to list their property. This application includes details like location, pricing, and availability. The Platform Usage Agreement becomes active once the platform reviews and accepts the owner’s application, making their listing live.
Registration and using the platform itself are free. Fees and commissions are only charged when a booking is successfully made.
By applying, owners confirm that all information they provide is accurate, that they have the legal right to offer the property for rent, and that they are liable for any misuse of their login credentials. Owners grant the platform a royalty-free, non-exclusive right to use and edit their listing content, including photos. Content created by the platform for a listing is the exclusive property of the platform and cannot be used elsewhere. The platform can suspend an owner’s account if the listing is outdated, inappropriate, or violates these terms.
Booking Process and the Rental Agreement
Property listings on the platform are considered an invitation for renters to submit a booking request. A Rental Agreement is formed when a booker submits a request for a specific property and time, and the owner accepts it within three calendar days. The booker's request is binding for seven days.
The platform does not guarantee property availability. If a booker extends a booking, it must be done through the platform as a new booking. Bookers who arrange extensions directly with owners to avoid fees will be charged a penalty equal to double the platform’s potential commission.
A late return penalty is applied if a booker does not return the property on time, calculated as 1.5 times the base fee for every half-hour of delay.
Owners cannot cancel a booking once it has been accepted. Bookers can cancel and receive a full refund (minus the platform's commission) if they do so at least seven full days before the booking date. If a booker cancels less than seven days but more than 24 hours in advance, they receive a 50% refund. Bookers are limited to three cancellations per year.
Bookers are responsible for all damages or legal issues that occur during their rental period.
Fees and Payments
The platform charges owners a 20% commission on the booking price for each successful rental. Payments are handled by a third-party service provider, which processes payments from the booker to the owner and simultaneously deducts the platform's commission. The booker's credit card is only preauthorized when they submit a booking request; it is charged only after the owner accepts the booking.
Account Termination
The Platform Usage Agreement is ongoing and can be terminated by either party with one month's written notice. The platform can terminate the agreement immediately for cause, such as an owner repeatedly failing to respond to booking requests, canceling confirmed bookings, or attempting to bypass the platform to avoid paying commission. When an account is terminated, the user’s profile is deactivated, and the platform is not responsible for backing up any data.
Disclaimers and Liability
The platform and its services are provided on an "as is" and "as available" basis, without any warranties. The platform is not responsible for content provided by users or for any third-party websites linked from the platform. The platform is not liable for any indirect or consequential damages, such as lost profits or data.
You agree to indemnify the platform and hold it harmless from any claims resulting from your use of the services or violation of these terms.
Governing Law and Dispute Resolution
These terms are governed by the laws of Dubai, United Arab Emirates. Any disputes will be resolved in the courts of Dubai.
